Motorized Shades in Los Angeles: Why They Are the Upgrade Homeowners Use Every Day

Of everything we install, motorized shades get the most unprompted compliments months after the job is done. Theater rooms get used on weekends. Shades get used every single day, several times a day, without anyone thinking about them.

LA homes are built around glass. Floor-to-ceiling sliders, west-facing walls of windows, clerestories nobody can reach. That glass is the reason you bought the house and the reason the living room is 84 degrees at 4pm in September. Shades solve that without giving up the view.

How motorized shades actually work

A motorized shade is a roller shade with a small, quiet motor hidden inside the tube. We install Lutron systems almost exclusively. The motors are near silent, the fabric options range from sheer solar screens to full blackout, and the shades can run on a battery, on low-voltage wiring, or on line voltage depending on the window and the stage of construction.

Control comes from a keypad on the wall, the Lutron app, or the Control4 system if the home has one. Most of our clients stop touching them after the first week because the schedule does the work.

Why the schedule is the point

The value is not raising and lowering shades from your phone. The value is never doing it at all.

We program shades around the sun path for your specific windows. West-facing glass drops to a solar screen at 2pm in summer to cut the heat and glare, then opens back up for the sunset. Bedroom shades lower at dusk and rise with your alarm. Street-facing windows close for privacy when the exterior lights come on.

Paired with Lutron lighting control, a single "Goodnight" button lowers every shade in the house and dims the lights. A "Movie" scene in the family room blacks out the windows before the TV powers on.

The cooling bill nobody counts

A solar shade on a west-facing window blocks most of the heat before it enters the room. In the Valley, in the summer, that is the difference between the air conditioner running all afternoon and cycling normally. Clients in Calabasas and Woodland Hills tell us the shades are the first upgrade that visibly changed the utility bill.

Blackout fabric in bedrooms does the same job at night and solves the streetlight problem for light sleepers.

What they cost

Motorized shades are priced per window, and the range is wide. A single battery-powered shade on a standard window starts in the high hundreds installed. Large sliders, hardwired motors, and specialty fabrics run higher. A whole-home project covering fifteen to twenty-five windows is typically a five-figure job.

Battery shades keep the cost down on retrofits because there is no wiring. Hardwired shades cost more up front and never need a battery swap, which is why we recommend them on any window above reach and on every new-construction job.

Retrofit versus new construction

On a finished home, we measure every window, confirm the mounting depth, and install battery or plug-in shades with no wall damage. Most whole-home retrofits are done in a day or two.
